Property Manager - BC

Reports To: Regional Director Property Management

Property Locations: Multiple properties located in the interior with remote travel to an additional property in Prince George

Position Summary

Responsible for managing overall site conditions, operations, maintenance, services and contractors, tenant relations and reporting requirements for assigned retail shopping centre portfolio on regular basis – on call availability 24 hours daily.

Responsibilities:

The specific duties and responsibilities include but are not limited to the following:
• Comprehensive reporting for owners and executive team on all property and tenant matters;
• Physical inspection of all sites on a regular basis to ensure expectations are achieved.
• Oversee contractors and service providers to ensure quality and completion of work
• Development of Tenant relationships and customer satisfaction;
• Ensure timely performance of inspection requirements for all equipment, utilities and services at each property and correction of any identified deficiencies;
• Generate purchase orders for all required work and track invoice processing through completion;
• Responding to all tenant queries and concerns ensuring full resolution through high level of responsiveness and service;
• Awareness & tracking of lease maturities and changes to existing tenant leases to optimize value;
• Assisting with collections and remittance of tenant sales reporting and insurance coverage requirements;
• Collaboration with other departments in resolving tenant issues, supporting tenant retention and enhanced occupancy levels (e.g. Lease renewals, assignments, billings, construction etc.);
• Create value (reducing costs and/or increasing revenues) through the use of:
• Environmentally friendly initiatives.
• Use of up-to-date technology.
• Process improvements/efficiencies.
• Customer service/tenant relations.
• Operating excellence.
• Establishing and taking advantage of contractor discounts.
• Manage the physical aspects of the properties within your portfolio.
• Coordination of all tenders for property operations.
• Establish and maintain annual property budgets and perform adjustments as required.
• Review and approve all expenses.
• Ongoing discussions of variance reports with supervisor to work towards maintaining budgets.
• Coordinate with Insurance Agents and Legal entities regarding accident claims.
• Liaise with Accounting regarding CAM reconciliation and other property related items.
• Continue to establish a positive working relationship with new and existing tenants.
• Ensuring contractors obligations outlined within contracts are performed and maintained.

Academic/Professional Requirements:

• Four-year Bachelor’s Degree and/or Professional Designation or direct work experience history

Required Skills/Experience:

• Initial assigned portfolio may be revised and subject to change – must be flexible and able to travel on a bi-weekly / monthly basis or more frequently as required;
• Minimum 5 years’ experience as a Property Manager of commercial/retail properties;
• Must have valid driver’s license and personal vehicle; able to drive long distances.
• Must be able to work independently and possess self-motivation to accomplish duties;
• Effective planner for prioritizing work activities and anticipating shifts in priorities;
• Ability to multi-task and possess good organizational and problem-solving skills;
• Excellent oral and written communication skills with the ability to communicate across all levels within and outside the organization;
• Effective ability to analyze the needs of the tenants;
• Ability to comprehend and interpret leases and contracts;
• Provide leadership and direction to all contractors working at the properties

The expected base pay range is: $90,000- $115,000. The base pay range is for the primary location for which the job is posted.
