After five years of secret meetings, confidential phone numbers, a handshake deal and never referring to Walmart by name \u2013 SmartCentres opened our first Walmart in Barrie, Ontario on November 22, 1994.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Along Highway 400 at Mapleview Drive East, in what was a growing urban area at the time, sits the site of our very first Canadian Walmart. While much of the area around the site has changed dramatically over the years, Walmart has remained a steady pillar in the community and serves as a reminder of the values and vision upon which Executive Chairman and CEO Mitchell (\u201cMitch\u201d) Goldhar built SmartCentres REIT.&nbsp;&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-full  w-100\"><img loading=\"lazy\" decoding=\"async\" width=\"466\" height=\"367\" src=\"https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-1.jpeg\" alt=\"\" class=\"wp-image-18134\" srcset=\"https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-1.jpeg 466w, https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-1-300x236.jpeg 300w\" sizes=\"auto, (max-width: 466px) 100vw, 466px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI wanted to work with retailers who wanted to open earlier, stay open later, sell for less and offer fair return policies,\u201d Mitch recalls. \u201cRetailers who generally treat the average household earners fairly and respectfully.\u201d&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Built on Trust and a Shared Vision<\/strong>&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The opening of Barrie\u2019s Walmart was a fantastic indicator of the success to come, but a successful entry into a new market is never guaranteed, especially when that new market is the second largest geographic country on the planet. This is exactly why confidentiality was key during the 5 years between <a href=\"https:\/\/smartcentre.joeyai.app\/2022\/08\/08\/a-handshake-deal-how-mitchell-goldhar-helped-bring-walmart-to-canada\/\" data-type=\"URL\" data-id=\"https:\/\/smartcentre.joeyai.app\/2022\/08\/08\/a-handshake-deal-how-mitchell-goldhar-helped-bring-walmart-to-canada\/\">the handshake that started it all <\/a> and opening day in 1994. We\u2019re talking locked boardrooms and codenames kinds of secrecy.\u00a0\u00a0<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But confidentiality alone wasn\u2019t going to secure the Canadian market for Walmart. It was about relationships built on trust, and the mutual trust between Walmart and Mitch would change the Canadian retail landscape forever.&nbsp;&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"522\" src=\"https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-2-1024x522.jpeg\" alt=\"\" class=\"wp-image-18136\" srcset=\"https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-2-1024x522.jpeg 1024w, https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-2-300x153.jpeg 300w, https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-2-768x391.jpeg 768w, https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-2-1536x782.jpeg 1536w, https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-2.jpeg 1600w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">\u201c<em>Trust <\/em>is why I worked without a contract, without any documentation, without any payment to help them map out an execute and entry plan into Canada,\u201d Mitch explains. \u201cThere was never a contract obligating Walmart to work with me. It was all trust.\u201d &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On the back of that trust and shared vision for a better future for Canadians, the SmartCentres business grew. A tidal wave of support came both from Walmart and Canadian shoppers throughout the 90s.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>A New Walmart Every Three Weeks<\/strong>&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mitch\u2019s vision of bringing value and convenience to Canadian families started to materialize \u2013 exponentially. In the first few years alone, between 1994 and 1998 SmartCentres built 26 Walmart stores \u2013 that&#8217;s more than four a year. Following that, between 1995 and 2009, we built and opened a Walmart store on average every three weeks. That\u2019s approximately three 3 million square feet annually.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI spent every waking hour of every weekday meeting with retailers, landowners, architects and politicians and every weekend travelling Canada,\u201d Mitch recounts. \u201cI was looking for more markets, and sites within those markets to buy, zone, lease and build retail facilities that were aligned with our vision.\u201d &nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"561\" src=\"https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-3-1024x561.jpeg\" alt=\"\" class=\"wp-image-18138\" srcset=\"https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-3-1024x561.jpeg 1024w, https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-3-300x164.jpeg 300w, https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-3-768x421.jpeg 768w, https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-3-1536x842.jpeg 1536w, https:\/\/smartcentre.joeyai.app\/wp-content\/uploads\/2022\/08\/image-3.jpeg 1600w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Opening day in Barrie in 1994 was just the beginning.
